  Your experience living in their properties might turn good, depending on what property you are leasing. But each time you have to deal with them, you need to do some homework regarding what you would speak and you should be ready to counter-question their denial to your request. Practice in front of the mirror. They possibly do not come across the best tenants in their jobs and therefore they tend to be very non-empathetic. Read your lease properly (not sitting in their office) before you sign-off. If your request to make alterations in the lease is not honored, you need to weigh out the risk ahead of time. All correspondences with the office, if written, should be full-proof as if these are needed for future evidence. Use certified USPS mail delivery. Make sure if you are calling them for any repairs, that the lease permits it and it is not due to your fault. Establish the ownership to pay the repair charges ahead of time. Each situation is different and hence carve-out the responsbilities clearly. It would be a nice idea to drop rent checks ahead of time before last day, 5th of every month. You will not be spared otherwise with late-fees. If you are going to be out during early part of any month, pay advance rent. Remember, you need to speak to them on basis of the lease agreement which is the only guiding document here. No other consideration will be made. When you move-in, do a walk over with the property agent and point out the flaws and take pictures. Attach these pictures to the move-in inspection sheet. and provide the entire set (inspection sheet and pictures) to the agent. Keep yourself a similar copy. Finally, when moving out, after you clean the house and ready to turn in the keys, set-up an appointment with the agent and once again do a walk over. Carry the original inspection sheet and photographs to compare. Also, provide them receipt of professional cleaners if invloved. Remember, you are ought to lose money anyways from the deposit.
